When Tucson lists, and why
The spring surge is real. March through May, midtown medians climb and bidding runs hot — if your timeline allows, we list into it: prepped in February, live by the first warm Saturday, priced to let the season do the shouting.
But the monsoon has its own play. Serious buyers keep shopping while inventory thins, and a house priced just under the comps in July draws all of them at once. Ask the Okafors — listed the second week of monsoon, under the comps, closed eleven days later over ask. The season isn’t a problem to wait out; it’s a strategy to price for.
