It’s in writing before we tour

Under the NAR settlement practice changes that took effect in 2024, MLS participants working with a buyer sign a written agreement before touring. This demo models that workflow: the agreement states what the agent does, how long you work together, compensation, and who pays it. Its duration and scope are negotiable, including an agreement limited to one property.

My fee is negotiable — everyone’s is

There is no standard rate, and never legally was. Sometimes the seller agrees to cover some or all of my compensation; sometimes we ask for it in the offer; sometimes you pay it directly. Which route is smartest depends on the house and the market week — and the number goes in writing before it can surprise anyone.

The monsoon is your friend

Spring bids run hot in midtown. By the third week of monsoon, inventory sits, sellers listen, and you get to see the only thing a spring buyer can’t: how a house handles water. Where the roof drains, whether the wash behind the lot runs, which rooms stay cool at 104°. If your timeline is flexible, July through September is when I earn buyers their money.

Do I have to sign something before you show me a home?

This demo models the current written-agreement workflow used by MLS participants covered by the NAR settlement practice changes: an agreement is signed before touring. It states what the agent does, how long you work together, compensation, and who pays it; its scope can be negotiated.

How much do I need down?

Less than the internet says. Conventional programs go to 3% for first-time buyers and FHA sits at 3.5% — twenty percent only decides whether you pay mortgage insurance, roughly $180 a month on a $400,000 house until you hit 20% equity. We’ll run both versions before we tour.

What does a buyer’s agent cost me?

It’s negotiable — everyone’s is, there is no standard rate. The seller may cover some or all of it, we may ask for it in the offer, or you may pay it directly; which is smartest depends on the house. Whatever we choose goes in writing before it matters.

Is monsoon season a bad time to buy?
