Circles inside circles, 1928 on purpose
A 1928 garden district drawn in rings around a palm-lined axis — Spanish Colonial revivals on estate lots where the hedges do the advertising and half the sales never see a sign.
The housing stock: revival estates on garden plans
El Encanto was platted in 1928 as Tucson’s deliberate answer to the great garden suburbs: Spanish Colonial Revival and Mediterranean estates in white and ochre stucco, barrel-tile roofs, arcaded porches, and interior courtyards, most of it built through the 1930s by the city’s best-known architects of the era. Lots run toward an acre, and the compounds carry the period’s full vocabulary — guest casitas, walled gardens, original ironwork. Intact period fabric is the premium here; the handful of later infill houses trade on the address and the lot, not the architecture.
The plan: circles inside circles
The street plan is the district’s signature and the reason the title of this dispatch isn’t a metaphor: concentric rings crossed by radial lanes, centered on a palm-lined axis you can read from the air. Masonry gateposts from the twenties mark the entries off Broadway and Fifth Street, and the curving lanes do what they were drawn to do — slow everything down and deny the district any through traffic. Navigation by circle takes visitors a week; residents call it the point.
Between the boulevard and the park
The district sits just east of Country Club against the Broadway corridor, which puts the El Con shopping district across one hedge and midtown’s offices ten minutes down the boulevard. Reid Park — the zoo, the ballfields, the golf course — is a short drive south, and the university fifteen minutes west. The location fact that matters most here is quieter: everything is close, and none of it is audible from a courtyard.
What it costs, and where it’s going
The band runs $900K to $2.4M, with the median at $1,250,000 this quarter, up 3.2% year over year — sample data, like every number in this journal. Thirty-one days on market, the slowest of the eight districts, and misleading in the other direction: two homes are active, and most years the majority of sales settle privately before the sign goes up. The diligence realities are estate-scale — tile roofs, seventy-year-old plaster, mature landscaping — and the buyer pool prices them in without blinking. Scarcity, not speed, is this district’s engine.

Genuine questions
Asked about El Encanto Estates, answered straight
Why do so many sales here never hit the MLS?
Because at this scale, sellers value discretion and buyers value first position, and both sides use brokers to arrange it quietly. The public numbers you see are the visible third of the market. If you want in, the play is standing intent: a broker who works the district, financing proof ready, and patience — the quiet listings go to the buyers who were already known to be serious.
What’s the maintenance reality of a 1930s estate?
Real, and priceable. Barrel-tile roofs want specialist repair rather than replacement, original plaster wants a patient trade, and an acre of mature landscaping wants a standing crew and real water planning. Budget a serious annual line and demand the maintenance records in diligence — a well-kept El Encanto estate is a documented one, and the documentation itself is worth money at resale.
Are the lots really an acre?
Many sit near it, but ‘near’ is doing work in that sentence — the rings produce irregular parcels, and hedges and garden walls have wandered over ninety years. Order the survey, walk the pins, and confirm which walls and which irrigation lines are actually yours. In this district the lot is half the value, so the survey is not the document to economize on.

Two on the market — which, for this district, counts as busy.
Own here? What’s your home worth?
Half the sales here settle before the sign goes up. If you’re even thinking about it, the quiet number comes first. I’ll walk your lane.
